Why Electrical Planning Is Critical in Any Renovation
Electrical works are among the most consequential decisions in any home renovation — yet they’re often the least visible and therefore least appreciated until something goes wrong. In Singapore’s HDB flats, electrical planning affects safety, livability, and future flexibility. Getting it right the first time is far cheaper than rectifying it later.
When Does an HDB Renovation Require a Licensed Electrician?
In Singapore, all electrical works in residential properties must be carried out by a Licensed Electrical Worker (LEW) registered with the Energy Market Authority (EMA). This includes:
- Installing or relocating power points (sockets)
- Adding new circuit breakers to the distribution board
- Full or partial rewiring of the flat
- Installing new lighting circuits
- Air-conditioning electrical works

Does Your HDB Need Rewiring?
Singapore’s older HDB flats — particularly those built in the 1970s, 80s, and early 90s — often have aluminium wiring rather than copper wiring. Aluminium wiring is less efficient, more prone to oxidation, and considered a fire risk by modern standards. If you’re renovating a resale flat more than 20–25 years old, a full electrical assessment is strongly recommended.

How Many Power Points Do You Actually Need?
Most homeowners underestimate their power point requirements. A common renovation mistake is retaining the original number of sockets — only to find extension reels trailing across every room within months. Our recommendation by area:
- Living room: Minimum 6–8 points (TV, entertainment system, reading lamps, phone charging, robot vacuum, air purifier)
- Master bedroom: Minimum 6 points (both bedside tables × 2, study desk, wardrobe lighting, charging station)
- Kitchen: Minimum 8–10 points (refrigerator, microwave, oven, kettle, coffee machine, rice cooker, dishwasher, dedicated dedicated circuits)
- Study / home office: Minimum 6 points (desktop, monitor, printer, router, lighting, UPS)
Add 20% more than you think you’ll need — it’s far cheaper to install extra points during renovation than after.
Distribution Board Upgrades
If you’re doing major electrical works, assess whether your distribution board (DB box) needs upgrading. Modern homes with multiple air-conditioning units, induction hobs, electric water heaters, and smart home devices draw significantly more power than older DB boxes were designed for. An undersized DB box is a safety and nuisance risk.
Smart Home Wiring During Renovation
A renovation is the ideal time to plan for smart home integration. Even if you’re not installing smart devices now, having the appropriate wiring in place (Cat6 ethernet cables, conduit for future cabling, appropriate power points for smart switches) means you’re future-ready without expensive retrofitting later.
Electrical Works and the HDB Permit
Electrical works that involve changes to the distribution board or new circuit installations require an HDB renovation permit.
