What’s included (and what’s not) determines your final cost, the quality of materials used, and what recourse you have if something goes wrong. The Structure of a Typical Singapore Renovation Quotation

A well-structured renovation quotation should be broken down by trade or area, with line items for each type of work. The major sections typically include:

  • Hacking works: Itemised by what is being hacked (floor tiles, wall tiles, partitions)
  • Masonry / plastering: Wall repair, screeding, new partitions
  • Waterproofing: Bathroom floor and wall, wet kitchen areas
  • Tiling: Floor and wall tiles by area (sqft), including tile supply cost or “supply by owner”

“Supply and Install” vs. “Install Only”: “Supply and install” means the contractor provides and installs the material. “Install only” or “lay only” means you supply the material (e.g., tiles you’ve purchased separately) and the contractor installs it. The price is lower, but you bear the risk of incorrect quantities or damaged materials.

“Allow” vs. “PC Sum”: A “PC Sum” (Prime Cost Sum) is a provisional budget for items not yet fully specified (e.g., “PC Sum for tiles: $5 psf”). If you choose tiles that cost more, the difference is charged additionally. Know your PC Sums and plan within them.

“Exclude GST” vs. “Inclusive of GST”: Always verify whether quoted prices include 9% GST. A quotation that looks cheaper may have GST added at the end.

Exclusions list: Reputable contractors clearly state what is NOT included (e.g., “excludes furniture, curtains, loose fixtures, appliances”). Read the exclusions carefully.

Legitimate renovation payment schedules tie payments to completion milestones:

  • 10–20% deposit upon signing
  • 20–30% after hacking and wet works completion
  • 20–30% after carpentry installation
  • 15–20% after painting and final finishing
  • 10% retention upon handover and defect resolution
