Resale Flats Have Something New BTO Flats Do Not
There is a reason many Singapore homeowners deliberately choose resale over BTO beyond the waiting time. Resale flats tend to have better locations, higher ceilings in older blocks, more generous room proportions and a feeling of settled character that a brand new flat simply does not have. The older architectural details, the tiled window ledges, the original mosaic floors in some older flats, the heavier internal doors, these things have a quality that generic new construction does not replicate.
The renovation challenge is to modernise the flat in a way that makes it genuinely liveable and contemporary without erasing everything that made it feel like it had a history worth preserving. Here is how to do that well.
Identify What Is Worth Keeping Before You Start Hacking
The first conversation with any contractor should not be about what to add. It should be about what to keep. Before any hacking decision is made, walk through the flat specifically looking for original features that are either rare or genuinely good-looking by today’s standards.
Original Peranakan or mosaic floor tiles in bathrooms or corridors are worth preserving if the condition is reasonable. They cannot be easily reproduced and they give a resale flat instant character. Original timber window frames in good structural condition are worth refurbishing rather than replacing with aluminium. High ceilings in older blocks (some 1970s and 80s HDB construction went to 2.8 or even 3 metres) should be celebrated rather than lowered with a full false ceiling.
Some original features will genuinely need to go: outdated plumbing, aluminium wiring, failing waterproofing and deteriorated fixtures. These are functional decisions, not aesthetic ones. The aesthetic decisions deserve more care.
The Layout Question: Work With It or Against It
Older HDB flat layouts are often more compartmentalised than modern open-plan designs. Individual rooms were separated by walls in a way that today’s design language tends to open up. Whether you should open up the layout or work with the existing compartmentalisation depends on how you actually live.
If you cook seriously and frequently, an enclosed kitchen is genuinely practical. If your household has multiple people with different schedules, separate rooms with their own identity serve that lifestyle better than one large open space. The case for opening up older HDB layouts is not automatically correct just because open-plan is currently fashionable. If you do decide to open a layout, confirm with your contractor which walls are load-bearing before any hacking decision is made. In older HDB construction, the structural layout can be different from what it appears. Our hacking contractors assess wall construction before any demolition work begins.
Materials That Respect the Flat’s Age
The most effective resale HDB renovations use materials that have a sense of substance and age-ability rather than the disposable quality of the cheapest renovation finishes. Terrazzo, natural stone, quality timber veneer, handmade ceramic tiles, linen and cotton textiles all age well and sit comfortably alongside the character of an older flat.
These do not need to be expensive in every room. One material used thoughtfully, an original mosaic floor preserved in the bathroom, a terrazzo tile feature in the kitchen, real timber shelving in the living room, does more to anchor the character of the flat than trying to apply premium materials uniformly everywhere.
Kitchen and Bathroom: Where to Spend on Function
In a resale flat, the kitchen and bathrooms are where renovation investment is most directly tied to liveability and long-term property value. Outdated kitchens and failing bathrooms are the primary reason resale flats are bought at a discount. Addressing them properly is both a comfort and a financial decision.

Colour and Lighting: Making an Older Flat Feel Fresh
Paint and lighting do more to modernise a resale flat than almost any other intervention at their price point. Older flats often had dark, warm-toned paint choices that absorbed light and made rooms feel smaller than they were. A repaint in a warm but lighter palette, off-white, warm greige, soft sage, immediately opens up the space.
Lighting upgrades from fluorescent to warm LED, with layered sources as described in our lighting design guide, transform the atmosphere of older rooms without structural intervention. These are changes you can make before or after the main renovation.
